June 2018 Lee County Single Family Market Report

In the Lee County real estate market, conditions continue to favor both buyers and sellers, even as more houses become available compared to his time last year. June 2018 found a decrease in the number of new listings and an increase in active listings and pending listings for single-family homes, according to information from Florida Association of Realtors.

The 1,254 new listings in June 2018 represented a 3.8 percent decrease over June 2017. Active listings increased 5.1 percent to over the same period. Pending listings have also increased 2.4 percent in June 2018. Actual sales of single-family homes also decreased over the same period from June 2017-June 2018.

The Florida Association of Realtor reports that in June 2018, a total of 1,244 single homes were sold in the Lee County area. This represents a 2.5 percent decrease over sales in June 2017.

Prices in the Lee County real estate market continued to climb  during that year-long period. The median price of a single-family home in the Lee County area increased 0.8 percent between June 2017 and June 2018, to $250,000. Average home prices rose 2.7 percent during that period to $352,890. The dollar volume of sales during the year increased 0.1 percent. 

Homes spend an average of 65 days on the market in Lee County, which is a decrease from June 2017. Generally median prices, abundant availability, and quick  sales of those homes that come up for sale make the Lee County real estate market a favorable environment for both buyers and sellers.

First-time homebuyers and recent arrivals to the Lee County area find themselves at a disadvantage in the current environment. Many turn to renting or to buying condominiums or town homes for their first residential purchase.
